4 things Realtors look at when sending you the right property!
Have you ever wondered what a seasoned Realtor might be looking at when he/she is looking for the perfect home for your needs. Hopefully they are looking out for your best interest and not just randomly picking homes they think you might like.
Home selection can be a bit of detective work to ensure it is an ideal candidate for you. Here are 4 things your agent should be looking at:
- You criteria and needs: Before finding houses for you, a good Realtor should have a long list of questions for you to learn specifically what you are looking for. If you don’t want a ranch style home and your agent keeps sending you ranch style homes, this might be an issue really fast.
- CDOM & ADOM – A good Realtor will review Days on the Market. Specifically CDOM (Cumulative Days On Market). This can sometimes give a clearer picture of the quality and motivation of this seller.
- Price Per Square Foot – A quality Realtor most likely already knows what the market is suggesting for the sales price per square foot in your area (if not, he/she needs to). Looking at the active price per square foot can help to see if the home is price well (although there are also a lot of other factors).
- Realtor Only Remarks/Attachments – The MLS system provides Realtors the opportunities to share additional information through Realtor to Realtor remarks and attachments. Your Realtor should be reading these ahead of time to ensure this home matches with your needs and wants.
